ZYDECO
Yates
Drilling Company is a closely held family corporation that is over forty
years old with headquarters in Artesia, New Mexico.
Though the company has participated in real estate since its founding,
a concerted effort began fifteen years ago to diversify its asset base.
To oversee the asset reallocation a property management and real estate
development division entitled Zydeco was formed and based in Santa Fe,
New Mexico.
While the majority of Zydeco real estate properties are owned outright
with no debt financing, some are developed in partnership. Of particular
note is the Hotel Santa Fe located in Santa Fe, New Mexico. In the early
80’s, Mr. Yates began assembling seventy five percent of a city
block in Santa Fe. In 1990, a partnership was formed with the Picuris
Native American Tribe and several prominent Santa Fe businessmen to
build the hotel. The partnership was able to use Bureau of Indian Affairs
financing vehicles to build the first hotel off Indian land that had
majority Native American ownership. The hotel was so successful that
it was expanded in 2000 through Mr. Yates efforts.
Another
partnership developed the Fechin Inn located in Taos, New Mexico. The
family of the noted artist, Nicholi Fechin, wanted to retain his home
and adjoining acreage in Taos and honor his legacy. Zydeco was asked
to develop the property as a boutique hotel. The project was complicated
by the historical nature of the existing house and site and that the
city required water rights to be transferred to the city prior to construction.
The Fechin Inn has successfully operated for over ten years.
In Albuquerque, Zydeco owns and manages a multi-story office building
purchased from the government in the aftermath of a Savings and Loan
collapse. This property carries an AAA-rated industrial revenue bond.
This rating was obtained through a letter of credit issued by Yates
Drilling Company to cover the full amount of the debt.
In Fall of 2007, Zydeco will break ground on The Orchard on the Alameda in
the North Valley in Albuquerque. This mixed-use project required the
support of five adjacent residential neighbors. The Planning Commission
approved the final concept in June 2005, and stated that the Orchard
should be used as a model for future mixed-use developments in the county.
Zydeco has used a breadth of experience, integrated development skills
and financial strength to become a leading real estate developer in
the Southwest.
